$BSRTF (BSR Real Estate Investment Trust)
Texas apartments trading at a deep discount to NAV on the Pink sheets — most people see the yield sign and scroll past.
BSR Real Estate Investment Trust (OTC: BSRTF / TSX: HOM.U & HOM.UN)
Canadian-listed multifamily REIT focused on garden-style apartment communities in the Texas Sunbelt (primarily Dallas, Houston, and Austin).
Internally managed. Primary listing is on the Toronto Stock Exchange. U.S. shares trade OTC under the foreign private issuer exemption (Rule 12g3-2(b)).
Moved from Pink Current → Pink Limited on July 1, 2025 as part of OTC Markets’ system-wide restructuring (Pink Current was eliminated and replaced by OTCID). This is a market-structure classification, not a company-specific problem or distress signal.
The underlying business continues normal operations, reports under Canadian rules, and pays monthly distributions.
Why Pink Limited?
On July 1, 2025 OTC Markets launched the OTCID Basic Market and retired Pink Current.
Companies that did not meet the new OTCID requirements (ongoing U.S.-oriented disclosure + certification + verified profile) were moved to Pink Limited.
BSR is a Canadian issuer that relies on home-country (TSX/SEDAR+) disclosure. It never actively sponsored a higher U.S. OTC tier, so it was reclassified.
Pink Limited carries a yield/caution sign for “Limited Information.” It does not mean the company is a scam, bankrupt, or delisted in Canada. Liquidity is thinner and spreads can be wider than on the TSX, which is the main practical friction for U.S. buyers.
Portfolio & Thesis BSR owns multifamily garden-style apartments concentrated in high-growth Texas markets (the “Texas Triangle”).
Key characteristics historically cited by bulls:
Affordable average rents relative to local incomes
Strong long-term demographic and job growth in its core markets
Internally managed with significant insider ownership
History of share buybacks when the stock trades at a discount
Recent years have seen elevated new supply in Sunbelt markets, which pressured rent growth and same-community NOI. New construction starts have since fallen sharply. The thesis is that supply pressure is peaking and fundamentals should improve into 2027.
Recent Results (Q2 2026) Q2 2026 results (reported Aug 12, 2026) showed:
Total portfolio revenue and NOI relatively stable sequentially
Same-community metrics still reflecting a softer leasing environment
Ongoing lease-up progress at newer acquisitions (e.g., The Ownsby occupancy improving)
Continued monthly distributions
Management reiterated focus on portfolio optimization and capital recycling
The company has been in a transitional period with asset sales and reinvestment into lease-up properties, which has temporarily weighed on FFO/AFFO per unit. Balance sheet remains manageable with ongoing interest-rate hedging activity.
Full details are available in the company’s Canadian filings and press releases.
Valuation & Third-Party View:
Jussi Askola, CFA (High Yield Landlord) has been one of the more consistent public bulls on BSR for several years. He has repeatedly described it as one of his favorite (or largest) apartment REIT holdings.
Core points he has made across 2023–2026:
Deep discount to NAV (often cited in the 30–40% range)
Attractive monthly yield while waiting
Supply is now collapsing → rent growth expected to accelerate later
Strong management alignment and buyback activity
Temporary oversupply creating the current discount
He has maintained a Strong Buy stance through multiple interviews and updates. As always, this is one analyst’s view — not a guarantee.
Risks & Bottom Line Main risks:
Continued soft rent growth if supply takes longer to clear
Higher interest rates / refinancing costs
Lower U.S. liquidity and wider spreads on BSRTF
Execution on lease-up assets and capital allocation
Broader multifamily or Texas-specific economic weakness
Summary thesis (bull case): Quality Texas multifamily portfolio trading at a material discount to NAV because of temporary oversupply. Supply is falling. Monthly income is paid while the market waits for a fundamental inflection. Primary listing and financial reporting remain Canadian. This is not financial advice. Do your own work, read the latest filings, and size any position according to your risk tolerance and liquidity needs. Prefer the TSX-listed shares (HOM.U / HOM.UN) if your broker allows easy access and you want to avoid OTC friction.
